A step-by-step approach to buying in Los Angeles and the San Gabriel Valley, from first questions to closing.

  • Clients who prefer to work in Chinese

    The transaction is conducted in English; I explain documents, inspections, and negotiations in Chinese along the way.

How the Buying Process Works

Every purchase is different, but most follow these six stages.

  1. Step 1

    Initial consultation

    We talk about your goals, budget, timing, and must-haves, and I explain how the process works.

  2. Step 2

    Financing and pre-approval

    Getting pre-approved with a lender clarifies your price range and shows sellers you’re prepared.

  3. Step 3

    Home search and tours

    I search the MLS and other professional resources for homes that match your criteria, and we tour the ones worth seeing.

  4. Step 4

    Offer and negotiation

    We review recent comparable sales, decide on price and terms, and negotiate with the seller’s agent.

  5. Step 5

    Inspections and escrow

    During escrow you complete inspections, review disclosures, finalize financing, and work through contingencies.

  6. Step 6

    Closing

    After a final walkthrough and signing, the sale is recorded and you receive the keys.

This website doesn’t include a home search. I search the MLS and other professional tools based on your criteria and send you homes that fit.
